SCOPE OF WORK

Central Crown Estate is currently transforming the south end of Regent Street, which includes the redevelopment of the former Grade II Regent Palace Hotel. Now renamed Quadrant 3, significant interiors in the basement and about third of the fa?es will be retained and the new structure will be constructed to house 200,000 sq ft of offices, 58,000 sq ft of retail and restaurant space and 8,000 sq ft of residential space.

The demolition has removed the majority of the structural interior down to the existing B2 slab and required significant temporary works including a complex arrangement of suspended spider bases, piles and props to facilitate a reduce dig to the new B3 formation level. The site covers approximately 4,000 sq meters.

The Byrne Bros scope includes substructure pile caps, beams, retaining walls and slabs from B3 to Ground floor constructed around the complex temporary works. RC core construction to roof level using slipform for the main core and bespoke shuttering for secondary cores which are interlaced with existing steel framing. Concrete on metal decking to nine levels of superstructure and atrium bridges with in-situ flat slabs adjacent to the main core.

All these works are being carried out on a logistically challenging and demanding city centre site with a busy tourist and theatre land environment. Sustainability is also a key issue and the concrete mixes have been developed with extensive use of cement replacement and use of secondary aggregates.
